If you're planning a flooring project this year, you've probably narrowed it down to three contenders: solid hardwood, luxury vinyl plank (LVP), or engineered wood. All three can look stunning in a Metro Atlanta home — but they behave very differently once Georgia's humidity, your budget, and your timeline get involved. Here's how we walk our own clients through the decision.

How Each Material Handles Atlanta's Humidity

Atlanta summers run hot and wet, and that moisture is the single biggest factor in how a floor ages. Solid hardwood is the most sensitive of the three — it expands and contracts with humidity swings, so it needs acclimation before install and a stable HVAC environment afterward. Engineered wood is built for exactly this problem: its cross-layered plywood core resists the swelling that solid wood can't, which is why it's our default recommendation for basements and slab-on-grade homes. LVP is the most forgiving of all three — it's 100% waterproof, making it a safe choice for kitchens, mudrooms, and bathrooms where hardwood and engineered wood are both a risk.

Cost and Installation Timeline

LVP is typically the most budget-friendly option and the fastest to install, often finishing in a day or two for an average room. Engineered wood sits in the middle on both cost and install time. Solid hardwood carries the highest price tag and the longest timeline once you factor in acclimation, sanding, and finishing on site — but it's also the only one of the three that can be refinished multiple times over its life, which changes the math over a 20-plus-year horizon.

Durability and Maintenance

All three hold up well under normal household traffic when installed correctly. LVP's wear layer shrugs off scratches from pets and daily foot traffic with the least maintenance of the three. Engineered wood and solid hardwood both scratch more easily and ask for felt pads under furniture and a regular sweep-and-mop routine, but reward that care with a warmer, natural look that many homeowners consider worth the trade-off.

Resale Value in Metro Atlanta

Buyers in our market consistently gravitate toward solid or engineered hardwood on main living levels, which tends to support a stronger asking price than LVP in comparable homes. That said, LVP has closed the gap fast over the last several years as quality has improved — it's now a common, accepted choice in kitchens and basements even in higher-end listings. If resale is your main driver, we usually recommend engineered or solid hardwood in the rooms buyers see first, and LVP in the wet or below-grade spaces where hardwood isn't practical anyway.
